Hotel planned for Maple Lawn

Two local real estate development companies, St. John Properties Inc. and Greenebaum and Rose Associates, announced plans to construct a new, full-service hotel at Maple Lawn, a 600-acre, mixed-use community in Howard County. The hotel will contain 130-140 rooms and is expected to open by fall 2012, according to the announcement. The brand will be announced in a few weeks. St. John Properties and G&R Associates formed a joint venture partnership this spring to expand development of Maple Lawn, which is expected to contain more than 1.8 million square feet of retail and commercial office space. ?The hotel category remains underserved in this section of the Baltimore-Washington corridor and nearby developments including the Johns Hopkins Applied Physics Laboratory have daily requirements for overnight accommodations as well as meeting and conference spaces,? said G&R?s Stewart Greenebaum. ?The addition of this [hotel] element completes the amenity package at Maple Lawn.?

Lewis Contractors picked?to oversee BMA renovation

The Baltimore Museum of Art announced the selection of Lewis Contractors of Owings Mills as construction manager for the museum?s ambitious $24 million capital renovation. Lewis will work closely with Ziger/Snead Architects and Marshall Craft Associates on the project, which includes renovating the galleries for three major collections (Contemporary, American, and African art); improving the East Lobby; replacing two roofs; and upgrading other infrastructure and amenities. The project is expected to be completed during BMA?s 100th anniversary in 2014.

Walmart Supercenter?slated for Denton

National retailer Walmart said it will break ground on a Supercenter in Denton the week of Sept. 19. The 152,888-square-foot store will offer apparel and accessories, sporting goods, electronics, home, fine jewelry, an outdoor garden center and health and beauty products. It will also feature a full line of groceries, as well as a bakery, a delicatessen, a frozen-food section and meat, dairy and fresh produce. The store will also contain a Subway sandwich shop. Approximately 250 people will be employed in the Supercenter, which is expected to open in summer 2012. Walmart operates 35 stores and 12 Sam?s Clubs in Maryland, employing 17,678 associates. It works with 1,359 suppliers throughout the state. In 2011, Walmart and Sam?s Clubs locations and the Walmart Foundation gave more than $10.7 million in cash and in-kind donations to local organizations in Maryland.

Annapolis Town Centre?wins award from MEDA

The Annapolis Town Centre, a 2 million-square-foot, mixed-use development of Owings Mills-based Greenberg Gibbons, received the MEDA Economic Development Redevelopment Project Award from the Maryland Economic Development Association. The award recognizes the positive impact of a redevelopment project, including coordination of partnerships, leverage of resources, innovation and creativity, community revitalization, impact upon the tax base, enhancement of community life, and environmental stewardship. Annapolis Towne Centre was honored for its innovative mix of retail, dining, office space and residential housing. The center was also recognized for its smart design, environmental sustainability and effective partnerships, and for generating $75 million in compensation for local employees.

Blair Towns project certified?by USGBC as EBOM Platinum

The Tower Cos., a Rockville-based real estate development company, announced that the U.S. Green Building Council certified its Blair Towns project in Silver Spring as LEED Platinum under the Existing Buildings: Operations and Maintenance rating system. The company said the 27-acre residential project is the world?s first multifamily residential project to be awarded the highest LEED (Leadership in Environmental and Energy Design) certification under the EBOM standard. In 2004, the one- to three-bedroom townhomes were USGBC LEED-certified for new construction, making them the first certified apartments in the country. Tower has 11 LEED certifications, three of which are Platinum.

Energy assessment?pays off for Hopkins

Global Facility Solutions of Baltimore said it completed retrofitting services at three Johns Hopkins Medicine facilities under the BGE Smart Energy Rewards program, resulting in BGE rebates of $15,000 per facility as well as ongoing energy savings. Retro-commissioning services were performed throughout more than 245,000 square feet of space at the Johns Hopkins Health Care and Surgery Center, Green Spring Station Pavilions I and II in Lutherville, and the Johns Hopkins Health Care and Surgery Center in White Marsh. GFS worked with facility engineers and subcontractors to assess HVAC equipment and controls, and identified and corrected deficiencies and calibration issues. GFS also trained facility engineers on methods to maintain ongoing system performance.

Town Center at Arundel Preserve?mixed-use project nears completion

Construction is nearing completion on the Town Center at Arundel Preserve, a multi-faceted mixed-use community that will consist of 242 ultra-luxury apartment homes, a 150-room full-service hotel and more than 18,000 square feet of complementary retail space designed to service both Town Center residents and the surrounding residential and business communities. Contained within The Hotel at Arundel Preserve will be Grillfire, a restaurant that is scheduled to open its inaugural location in Maryland this month. The Town Center at Arundel Preserve is a project of Southern Management Corp. of Vienna, Va., a residential and commercial real estate company that owns and manages more than 24,000 apartment homes throughout the Baltimore/Washington region. Southern Management is the developer of the hotel, apartment and retail portions of the community. The George Martin Group is the independent operator of Grillfire, a popular American Grill concept in the New York area that has targeted the Maryland region for its next wave of expansion. Rangoli, an Indian Bistro, has signed a lease in the street-level retail section of the project and two more restaurants are close to signing leases.

Former Calvert School building?transformed into apartments

The 110-year-old building at 10 W. Chase St. that once housed the Calvert School, an independent private school that offers a home-schooling curriculum, has been returned to life as The Calvert Apartments by developer Walid Hajj. Hajj?s WRH Property Holdings LLC transformed the old Calvert School building into 13 studio lofts, as well as one- and two-bedroom apartments. Hajj teamed with local businessman and developer Jack Luetkemeyer to form Chase Street Apartments LLC, the entity that owns and is managing the project. The Mullan Contracting Co. of Lutherville oversaw the renovation, which is a blend of historic preservation and original construction.

KLNB Retail marketing sale?of Lutherville strip retail center

KLNB Retail has been named the exclusive listing broker for the sale of a strip retail center at 1711 York Road in Lutherville. The owner has set an asking price of $2.4 million for the project, which is 100 percent leased to six tenants. The retail center, located approximately one mile from the York Road exit of the Baltimore Beltway (Exit 26), has a capitalization rate of 7.3 percent. Neighbors are destination retailers Best Buy, Petco and National Tire and Battery. Gil Neuman of KLNB Retail Investment Sales is overseeing marketing and sales efforts for the project. The Neuman-led team recently completed the sale of The Shoppes at Gateway Plaza in Columbia, as well as locating a buyer for the Monument Street Portfolio of retail stores in Baltimore City.

?Gently worn? clothing store?to open in August in Timonium

Uptown Cheapskate, a national franchise using a ?fashion exchange? concept that targets a 13- to 35-year-old demographic, has chosen St. John Properties? Yorkridge Center South as the site for its inaugural Baltimore-area location. Owners Emily Schramm and Nancy Kline, the latter a former South Moon Under executive, opened their first Uptown Cheapskate franchise in Salisbury in September 2010. Schramm and Kline are targeting a late summer opening for their 4,000-square-foot store at 1830 York Road in Timonium. They selected the location based on its proximity to three college campuses: Towson University, Goucher College and Stevenson University. Uptown Cheapskate, headquartered in Salt Lake City, sells ?gently worn? name-brand clothing with labels such as Abercrombie & Fitch, Citizens of Humanity, Roxy/Quiksilver, North Face, Ugg, Hollister and Juicy Couture at a fraction of their original retail sales price.

Mahan Rykiel Associates, Inc. a Baltimore-based landscape architecture, urban design and planning firm, has named Carrie Ann Miller business development director. Miller has more than 10 years of marketing experience in the architecture/engineering/construction industry. She worked recently with AmDyne Corp., and also was business development manager at KCI Technologies. Joining the firm as staff landscape architects are Katie Vocke, Blake Anderson and Justin Wilson. Vocke graduated from the University of Maryland in 2011 with a bachelor?s degree in landscape architecture. Anderson earned bachelor?s degrees in both landscape architecture and communication science and rhetorical studies from the University of Wisconsin at Madison. Wilson received a bachelor?s degree in landscape management from Brigham Young University and a master?s degree in landscape architecture from Utah State University.

St. John Properties Inc., a Baltimore-based real estate development and management company, promoted Bill Holzman to assistant vice president, retail leasing. Holzman has been with the firm since 2007. In his new role, he will continue to oversee marketing and leasing for St. John Properties? retail holdings in Maryland and Northern Virginia, including identifying prospective tenants, negotiating new or renewal leases, and forming and maintaining relationships with retail brokerage professionals. Holzman is a graduate of Emory University in Atlanta and earned a law degree from the University of Baltimore School of Law.

Greenbelt Homes Inc., a 1,600-member housing cooperative in Greenbelt, named 14-year-employee Eldon Ralph as its next general manager, effective Dec. 12. Ralph joined GHI in 1997 as director of physical plant facilities and became assistant general manager in May 2008. He will succeed Gretchen Overdurff, who has managed the co-op for more than 17 years. Overdurff?s retirement takes effect Dec. 31. Ralph holds an undergraduate degree in mechanical engineering from the University of the West Indies and an advanced degree in plant engineering/maintenance management from the University of Manchester Institute of Science and Technology in England.

Yerman Witman Gaines and Conklin Realty LLC of Baltimore named Bob Kimball as branch manager of its new, full-service Bel Air office at 223 Brierhill Road in the Greenbrier Shopping Center. Kimball is president of the Greater Baltimore Board of Realtors and an at-large member of the board of directors of the Maryland Association of Realtors. A Realtor with more than 16 years of experience in the residential real estate industry, he was named the GBBR?s Realtor of the Year in 2009, and was honored as the Distinguished Sales Associate of the Year in 2006. In his new post, Kimball will manage the day-to-day operations of the Bel Air office, assist with transactional activity, develop strategies to attract new residential listings to the branch location and execute programs to increase the number of full and part-time Realtors associated with this office. YWGC plans to expand its Bel Air operation to about 60 full-time Realtors working from this location.
